I took this quote from the Northwest Multiple Listing service and while it was not by a RE/MAX Chairman, 😉a great comment that I agree with and how I see us going into 2020.

Inventory Of HomesÂ
December 2019 vs. December 2018 we are +21%. 831 available homes came on the market but this number is down from November by 341 units.
Pending Transactions
December 2019 vs. December 2018 +18%. 1269 units went pending. -343 vs. November
Sold Transactions
+20%! December 2019 vs. 2018. 1482 homes sold! That is up 139 from November.
Everyone wanted to be in their home for the holidays!
Days on Market
Snohomish County Active to pending 46 days vs. 41 a year ago.
Median home price in Snohomish County-Â $505,000 +7% last year.
Area Median home price and % based on last year (includes new construction)
Bothell-$659,000 -3%.
Edmonds/Lynnwood $520,000 +5%.
Everett/Mukilteo $478,000 +14%.
Snohomish/Monroe $510,000 + 22%—– WOW!!
Lake Stevens/Granite Falls $459,000 +10%
Marysville $424,600 +11%
King County Median home prices are $687,000 +2% over last year. With an average day on market of 76 days. King County does have a slower percentage growth over last year and days on market is up however bouncing around monthly depending on inventory will keep us hopping into 2020.
Woodinville area Median price is $834,000 -11% last year. Days on market 36 compared to 25 a year ago.
2019 Statistical Review and Highlights
Highlights include:Â Closed sales: Northwest MLS brokers reported 92,503 closed sales valued at more than $49 billion.
Median price: In 2019, the median price for closed sales of SFH and condos system-wide was $425,000.
New listings: MLS members added 110,940 new listings during the year, a drop of 5.3% (-6,237) compared to 2018.
Months of supply: Inventory was well below a “balanced market” level all year, with overall supply under 1.8 months at year-end.
