There is so much to do here in the Pacific Northwest that I had to share a few of my favorites. Also don’t forget the Arlington Fly-in is this weekend and the Mill Creek Festival. There is something for everyone to do I am sure.

Get Outside This Fall and Winter!

The other day as I was driving my sons to school, my middle son was complaining that he hated this time of year and the cold and rain. He said he wished we could move from our home in Snohomish County to Arizona where Grandpa and Grandma are now and where it’s always sunny and warm (when he was younger he use to say Arizona was “shiny”) My youngest piped in and said “Oh no you better think about this! You know how mom is always saying get outside and blow some stink off? If we lived in Arizona we would never get to play XBox!

As I smiled in the front seat and tried to contain my laughter I thought yes, Arizona is nice and I do love the sunshine but, I think in the Pacific Northwest we appreciate the sun more. We search for outside activities for when it is nice outside, regardless of the time of year, so we can run out and enjoy the beauty this great state of Washington has to offer.

 

So I say to all of you- Go outside and blow some stink off!

In 2013, the housing markets with the biggest increases in asking prices were all rebounding from severe price drops in the housing bust. Home prices are still in rebound mode, but this effect will weaken in 2014. Job growth, in contrast, mattered little for price gains in 2013 but helped drive rent increases.

In December, the year-over-year increase in asking home prices slowed for the first time since the price recovery began in early 2012: prices rose 11.9% year-over-year in December, compared with November’s 12.2% year-over-year increase. Asking prices rose 0.4% month-over-month, seasonally adjusted, the third straight month of gains less than 1%.

Overall, regression analysis shows that recent price gains are most strongly associated with the severity of the local housing bust. Markets where prices fell most during the bust (roughly 2006 to 2011, but varies by metro) offered bargains for investors and other buyers who have helped bid prices back up over the past two years. A second important factor is foreclosures: adjusting for other factors, metros with a higher foreclosure inventory today – including many in Florida – have slower price growth. Job growth, however, had little impact on local home price gains in 2013: the relationship between job growth and price gains was positive but not statistically significant.

Therefore, year-over-year price gains in December 2013 are still primarily a reaction to the housing bust, but this rebound effect is fading as we enter 2014. Looking at the quarter-over-quarter price changes throughout 2013, the relationship between the severity of the housing bust and the recent price recovery was stronger earlier in the year than later in the year. More specifically, the correlation between peak-to-trough price change (FHFA) and the Trulia Price Monitor quarter-over-quarter change was -.59 in March; -.45 in June; -.43 in September; and -.33 in December. This correlation is moving closer to zero, which signifies that the rebound effect is fading.

As the housing market continues to recover, factors other than the rebound effect – like job growth – will matter more for price gains. That means slower but more sustainable price increases.

Note: These asking prices are SA (Seasonally Adjusted) – and adjusted for the mix of homes – and this suggests further house price increases, but at a slower rate, over the next few months on a seasonally adjusted basis.

September is almost over go have some fun!

Wow! Can you believe it’s almost the end of September? Have you seen all the Halloween stuff already in stores? Better yet for the really ambitious how about all the Christmas items?  I personally am a one holiday at a time girl. Halloween goes up the 2nd week in October and Christmas not till after Thanksgiving.. one at a time please.

Anyway, if you’re looking for something to do this weekend thought I would just throw out a few happenings.

The Art and Harvest Festival is happening from the 26-29 in Everett with a not to miss Friday night of Beer and Brats.

The Everett Fall Home Show starts tomorrow and ends Sunday.  Go and get motivated for any and all of your remodeling projects.

There is a Hot Rod Car show in Snohomish on the 29th.

Italian Festival at the Seattle Center 9/28 – 9/29

Octoberfest Celebration in Kirkland Friday – Sunday.

Still want fresh produce? Lots to be had at the Farmers Market in Everett and the one Country Village. Both on Friday so load up for the weekend.

And are you wondering why I put the coffee and beer picture on? Well Sunday September 29th is National Coffee day and who would we be in the Great Northwest to not recognize this day?

So after all that beer, brats, pasta and wine from the festivals you will need a break and some coffee on Sunday!
