2019 Exciting news!!

Happy New Year everyone! I hope 2019 is starting out, and will be, an amazing year for you and yours.

I am reaching out to you today to share some VERY exciting news. It has been wonderful to help so many families find homes, investment properties, save homes for those that needed it with my short sale and foreclosure knowledge and help others sell as they transition into something more comfortable for their changing lifestyle. I have been blessed by many of you referring me to your friends, family and colleagues. Thank you!

Life IS ever changing and because of the ever-changing nature of the real estate market, it’s imperative that my clients have the most up-to-date information available. My philosophy is that the market waits for nobody, and that’s why I pledge to go beyond the standard level of service even after your home has closed. I always want my clients to feel free, and comfortable, to contact me with questions, referrals for home repairs, or to just say hi!

With change in mind I am excited to announce that I have officially brought on an amazing, buyer’s specialist to assist me in providing the quality of service I want to give my clients and they deserve. Please help me in welcoming Britt Maltos to my team!

I am excited to partner with a Realtor who, like myself, is from Washington. I feel it gives us so much more knowledge of the neighborhoods we are helping families in. Britt grew up in Ballard and lives in Edmonds with her husband and kids. I grew up in Lynnwood and then the north Seattle area. My first apartment was in Ballard before moving to Redmond for many years and finally settling in the Everett/Snohomish area with my family.

Active Inventory

Prices are up 5% over last year same time July 2016 vs. July 2015

2141 brand new listings in July that is up 53 from last month. 2141 total active at the end of the month.

Pending Transactions

Up +3% July 2016 vs. July 2015

2079 units went pending last month that is 62 less however than June.  

Sold Transactions

+9% July 2016 vs. July 2015.

1673 units +11 more than last month

Days on Market

Snohomish County Active to pending 25 days vs. 36 a year ago. Incredible!

Median home price in Snohomish County $387,000!!

Median home price in King County $523,000. Snohomish county is gaining however the gap between King and Snohomish is growing.

Months of inventory

If no additional homes would be put on the market, there would be no inventory left after 1.25 months in Snohomish County. In King County that figure is 1.2 months. A balanced “normal” market is 3-6 months. Buyers’ market more than 6 and Sellers less than 3 months.

Area price % growth based on last Quarter

Bothell + 14%, Edmonds/Lynnwood +5%. Everett/Mukilteo +11%

Snohomish/Monroe + 11%. Lake Stevens/Granite Falls/Arlington/Darrington +7 %. Marysville +7%

New Construction is included in these percentages.  

July 2016 Market Characteristics:

  • Sellers: position your home to get premium pricing.
  • Buyers: need to be Buyer-Ready, Day-One™ to get a home in today’s market.
  • The market continues to be more intense than during the same time in year 2015.
  • Sales activity in King and Snohomish County is lower than a year ago but July 2015 was the best July on record. If we had more homes for sale, we would have had more sales activity.
  • There’s a severe shortage of homes for sale close to job centers. We are virtually sold out, and each new property on the market is getting instant action and most of the time multiple offers.
  • More new listings will lead to a higher level of sales activity.
  • Prices are increasing in the price ranges and the market areas where 90 percent of the sales activity is taking place, leading to premium pricing for sellers in those areas.
  • Interest rates continue to be in the upper threes.
  • Multiple offer everything
  • More new listings come on market from March through October than November through February.
  • More selection but also more intense.

Ever wonder who most of the home owners are? I don’t think I ever have wondered this questions but I was curious so I am sure others are too. Of course, I knew us Real Estate Agents would be in there but others surprised me a bit.  However, after thinking more on what certain professions due and why some would need to own a home more than others these do make sense.

Neighborhood Of The Week

This quiet peaceful new neighborhood located off of Soper Hill Road in the Marysville city limits and in Lake Stevens School district is my pick of the week. Shasta Ridge residents enjoy a 1.5 acre park with full basketball court, play area, large NPGA, territorial views and located on a quiet dead end street.
I love the mix of town-homes with great size yards that started last year at $157K but sold so quickly that prices have jumped up drastically ending the final phase of 3 different style homes at 178K.
The high quality of Belmark service has just started the last phase of single family homes. These new homes have great size lots for new construction and they come with fully landscaped front and back yards!  With a bedroom/ den on the main the Adams floor plan, for example, is very open & spacious. 3bdrms, 2.5 bath’s, granite slab island & counters throughout (standard)! There will even be a few models larger with Daylight basements.
Currently these are priced at $254K and $257K and for a short time the builder will give 2% in a closing bonus! Interest rates just dropped again but prices are definitely on the rise. There are only 5 homes left so come take a look now while they are still available.

The Snohomish Easter Parade, at 11:00 a.m. on First Street in Historic Downtown Snohomish. The only Easter Parade in Washington State!!. Keeping with tradition, the Snohomish County Tribune’s “Easter Bunny” will be leading the parade and welcoming the crowd to Snohomish.  If you can’t make it that early they are also having a Easter egg hunt from 3 p.m to 5 p.m (info -909-659-3095- Samantha Zahn)

And depending on if you have time before and after here are some great “hunts” around town.

Arlington 11am-11:30am. Location: Airport property on the south end
4417 172nd Street Northeast. Bring your basket & camera. For kids 1-12 years. Be on time!

Bothell meet the Easter bunny and HOP AROUND THE VILLAGE WITH THE EASTER BUNNY! 12:00-3:00 Come visit the Easter Bunny on the main stage fun & games and don’t miss him doing the chicken dance!

Maltby – Snoqualmie Ice Creams Annual Easter Egg Hunt at 3:30. 21106 86th Ave SE ( this one is connected to the Snohomish Parade in the morning.

Location: Jennings Memorial Park, 6915 Armar Rd, Marysville
Description: 10am. Annual Easter Egg Hunt is a fun event for the entire family. Kids free up to age 8. More than 10,000 plastic eggs filled with candy and prizes will be hidden in and around Jennings Memorial Park Rotary Ranch. Limit 8 eggs per child. Participants are asked to bring a canned food item for the Marysville Food Bank. Additional parking is available at Marysville Middle School until noon. Please leave pets at home.

Mill Creek- Eggstravaganza- 10:30 a.m. Rain or Shine! Located in the Heatherwood Field. Ages 1 yr-5th grade. Face painting, balloon animals, music and fun. Easter Bunny will be there. Bring a basket and a non-perishable food item for the food bank. Special prizes are hidden in some eggs as well as lots of candy.

9-11 a.m. Pre-event activities at 9, egg hunt at 10am.

Mukilteo Firefighter Egg Hunt
Location: Mukilteo Elementary School Ball Fields. Hunt starts at 10:30 a.m
Covered area for children 1-3. Group fields for ages 4-6 and ages 7-10. Find the golden eggs for special prizes. Donations to the Mukilteo Food Bank will be accepted.
